Letting Valuations:

We are always happy to provide a free letting valuation for your property.  We will guide you on matters such as landlord responsibility, how best to comply with landlord’s obligations and regulations, and advise you as to how much rent your property could achieve per calendar month.

Landlord Services:

We offer Introduction Only (Tenant Find), Rent Collection or Fully Managed Service, details of which can be found below:

 

Our fees cover: 

  • Marketing of the property via Zoopla, Prime Location, our own website www.geoffreymsaxty.co.uk plus much more. 
  • Provision of a “To Let” board
  • Arranging the credit and reference checks via an independent referencing company to assess the suitability of the tenant(s)
  • Arranging for the “Right to Rent” check
  • Provision of an independently drawn up Inventory & Schedule of Condition of Fixtures & Fittings, Furniture & Effects, including photographs and meter readings
  • Drawing up of the Assured Shorthold Tenancy Agreement
  • Conducting accompanied viewings
  • Collection of the first month’s rent and deposit and registering the deposit with the Deposit Protection Service (DPS) N.B. Where a landlord uses the Tenant Find Service, the deposit will be transferred to the landlord account within the DPS following clearance.

 

 

Tenant Find Service:

We charge a flat fee of £600 + VAT.  Fees are charged on tenant ingoing.  The fees cover all of the above plus

  • Payment of the first month’s rent fewer fees, disbursements and VAT via bank transfer to you, the landlord.
  • Provision of an on-going rental statement

 

Rent Collection Service:

On each new ingoing tenancy, we charge an initial set-up fee of £195.00 plus VAT and 8% of the monthly rent plus VAT.  Thereafter the fee is 8% of the monthly rent plus VAT on an ongoing basis for the duration of the tenancy. The fees cover all of the above points, plus:

 

  • Monthly rental collection via standing order
  • Payment of the monthly rent to you, the landlord, less fees and VAT via bank transfer
  • Provision of a monthly rental statement

 

 

 Fully Managed Service:

On each new ingoing tenancy, we charge an initial set-up fee of £195.00 plus VAT and  9% of the monthly rent plus VAT.   Thereafter the fee is 9% of the monthly rent plus VAT on an ongoing basis for the duration of the tenancy. The fees cover all of the above points plus:

 

  • Monthly rental collection via standing order
  • Payment of the monthly rent to you, the landlord, fewer fees and VAT via bank transfer
  • Arranging repairs and maintenance as required via independent contractors with payment being made to the contractor via incoming rental income where possible, providing sufficient funds are available to settle those invoices.
  • Provision of a monthly rental statement together with any supporting contractor invoices
  • Regular inspections of the property
  • Renewal of the Tenancy Agreement as required
  • Arranging for the annual landlord gas safety certificate and boiler service
  • Arranging for the checkout via the independent inventory provider
  • At all times we are the point of contact for your tenant(s) should any issues arise

 

 

An Energy Performance Certificate (EPC)is required for all properties to be let (other than Listed properties).  If no up to date EPC is available for the property we can arrange for one to be tabulated by an independent Energy Assessor at a cost of £75.00 (not VAT).
