Letting Valuations:
We are always happy to provide a free letting valuation for your property.  We will guide you on matters such as landlord responsibility, how best to comply with landlord’s obligations and regulations, and advise you as to how much rent your property could achieve per calendar month.

Landlord Services:

We offer Introduction Only (Tenant Find), Rent Collection or Fully Managed Service, details of which can be found below:

Tenant Find Service – whereby we find a suitable tenant, undertake credit and reference checks via Rentshield as above, including the Right to Rent checks, prepare the Tenancy Agreement and ensure this is signed by or on behalf of the landlord and Tenant, collect the deposit and first month’s rent.  The deposit is placed with the Deposit Protection Service upon completion of finalities and then transferred to an account with the DPS in your name.  An Inventory of Furniture & Effects and Schedule of Plight & Condition will be arranged. Please see charges below.   

Rent Collection Only – all as above, plus we collect the rent monthly on your behalf and ensure it is transferred to the account of your choice via bank transfer. 

Full Management – all as above plus we will arrange repairs and maintenance as and when required using tried and trusted independent contractors.  (See below regarding payment to contractors).  Regular inspections of the property will be undertaken. 

A monthly statement of account, together with any supporting invoices, is sent out to all landlords for whom we perform rent collection and/or full management services. 

Our fees for the above are as follows:

Tenant Find Service
A flat fee of £720 (inclusive of VAT) to include disbursements
Rent Collection
11% of the monthly rent (inclusive of VAT) plus disbursements 
Full Management
12% of the monthly rent (inclusive of VAT) plus disbursements
NB:  Disbursements, which will total no more than £264.00 (inclusive of VAT) are incurred with each new ingoing tenant.
An Inventory of Furniture & Effects and Schedule of Plight & Condition will be arranged and prepared. The charge to the landlord being £150.00 (inclusive of VAT).

For all properties, we undertake the following: 

  • Rental valuation 
  • Marketing the property via our own website and Zoopla
  • Credit and reference checks via Rentshield
  • All viewings with prospective tenants are accompanied
  • Preparation of the Assured Shorthold Tenancy Agreement
  • Monthly rental collection via standing order or direct bank transfer – rent collection and fully managed service only 
  • Monthly rental statement to the landlord - rent collection and fully managed service only
  • Collection of deposit which is then placed with the Deposit Protection Service (DPS)
  • Organise any necessary repairs and maintenance via independent contractors and arrange payment via incoming rent where possible, providing sufficient funds are available to settle these accounts.  NB:  This service is only available on managed properties and is not available under the tenant find service or rent collection service. 
  • Member of Propertymark ARLA (Association of Residential Letting Agents)
