We are frequently approached by applicants wishing to rent a property but are concerned or confused about the costs involved.  We like to be utterly transparent about these matters so have created this overview about costs facing tenants. 

Tenant Fees Schedule
Security Deposit (per tenancy) – Four weeks rent.  This covers damages or default on the part of the tenant during the tenancy. The security deposit is placed with the Deposit Protection Service.
The first month’s rent is to be paid in advance on ingoing and rent continues to be paid monthly in advance from thereon in.

Financial Responsibilities

  • Monthly rent (a standing order form will be provided)
  • Council tax
  • Utility bills (water, electricity and gas)
  • Telephone, internet and cable/satellite TV
  • Oil (if applicable)
  • Television licence
  • Contents insurance for personal belongings
  • Stamp Duty Land Tax on rents that exceed £125,000 cumulatively
